Jones Partners Insolvency & Restructuring is a Chartered Accounting firm advising businesses affected by financial difficulty. In 2024, Tenant CS secured the firm a new five-year sublease of its existing Sydney CBD office.
When the redevelopment clause in their existing building was triggered, the team had a hard deadline to vacate . Tenant CS took a 400–450 sqm brief to the Sydney CBD market, looking for a fitted space for around 30 people, then ran competing proposals across four shortlisted buildings and negotiated several rounds with the preferred landlord.

Competing proposals across four buildings gave Jones Partners real leverage, lifting the incentive well above the landlord’s opening position.
The landlord refreshed the existing fit-out and furniture and built two new offices, so the team could move in without funding a fit-out of its own.
Tenant CS negotiated reduced annual reviews and a reduced bank guarantee, with make good limited to returning the space in its handover condition.
Rent-free early access gave the team time to prepare before the lease began, and the tenant representation fee was paid by the landlord, separate to the incentive.
