The Brief

Initially occupying a 320 sqm space within a coworking facility, Pollination Group faced challenges in accomodating the shift towards hybrid work. Their need for an independent tenancy and the desire for a workspace that reflected their brand prompted a decision to transition from coworking to direct space.

Driven by their vision for a workspace that embodied their values and fostered productivity, Pollination Group outlined specific criteria for their new location. Their brief included a preference for an open-plan layout, ample breakout areas, abundant natural light and a desirable position within the financial district. They also sought a flexible lease in a heritage building that would provide a distinctive atmosphere and align with their commitment to sustainability.

The Results

After a comprehensive search to identify sustainable premises, Tenant CS secured a 5-year lease in a newly refurbished heritage-grade building that offered historic charm, premium services and met their sustainability requirements.

This allowed Pollination Group to double their space to accomodate their rapidly expanding team and future growth. 

Tenant CS also negotiated:

  • An above-market incentive, which included a new spec fit-out and the tenant representation fee
  • First rights of refusal on additional space in the building
  • A break clause at 4 years should the company be unable to take an additional floor
  • The removal of make good obligations
  • Alterations to the spec fit-out to suit the client's future growth plans and confidential meeting environment.
