With a desire for a workplace that would inspire staff to collaborate within the CBD fringe, Poem Group engaged Tenant CS to source an office space that would comfortably accommodate 30-40 staff with additional room to grow.
There was a strong preference for a heritage building with history, street-level frontage and own building access for signage purposes - a tall order in a tight city fringe market.
After inspecting 15-20 properties in a tightly held market, Tenant CS came across Hickson Road, which had all the foundations but required significant fit-out works to meet Poem's needs.
After multiple rounds of negotiations, our team secured the property on a 3-year term with a 41% incentive. We also negotiated considerable lessor works on top of this incentive, allowing Poem Group to engage an external fit-out consultant to help bring their vision to life.
