The Brief

Teads opened its first office in Singapore in 2016 within a co-working space close to Singapore CBD. However, Teads quickly outgrew their co-working space and instead required their own dedicated office space. The company appointed Tenant CS to source their perfect property. Teads needed space in an A-Grade building close to the CBD to help enhance their company image and retain their client database. They also needed the flexibility to cater for the company’s planned expansion over the next 3 years.

The Results

Tenant CS undertook the following to secure the perfect new space for their staff:

  • Meeting with Teads to confirm property requirements and future business plans
  • Analysis of the market and property benchmarks
  • Brief to agents and market search
  • Inspections of shortlisted options
  • Business case, including financial and qualitative analysis
  • Lease negotiation to secure the best deal
  • Lease execution and finalisation

A 'warm shell' of 2,400 sqft was secured for Teads within the same building as their current coworking space. The building was located within close proximity to the CBD area but offered a slightly more competitive rate when compared with similar buildings at One Raffles Place.

At the time, Teads had a headcount of around 20 staff members but planned to increase to 30 over the coming years. With market reports pointing to an increase in rent for A-Grade buildings in the CBD, Tenant CS advised Teads to take the extra space now rather than later in order to secure their desired rental rate.

Through its associates, a trendy and creative open space concept was proposed to and accepted by Teads. The fit-out project was managed by Tenant CS and executed by Merge.
